From 1 July 2023, estate agent fees can no longer be passed on by the landlord to the tenant. A landlord who rents out an apartment through an agent for a rental flat will have to pay the agency fee themselves. This is known as the "Bestellerprinzip" (the buyer principle). Landlords are also no longer permitted to pass the commission on to tenants in other ways. The model was applied in Germany in 2016 and has not led to inflation in rents either.
