Searching for rented accommodation

We receive such a large number of posts searching for accommodation recently that we have decided to list the most useful websites, apps and Facebook groups for our FAQ list.


Some tips:

  • Please be wary of scammers. Report any you find in this group to the admin team with screenshots.

  • Ask for a photo of the outside of the property from the road that has not been taken from Google Streetview. Compare this photo with what you can find on Google Streetview. A genuine landlord can easily do this. A scammer can't.

  • If you are renting an apartment in a large building you must be given a street number for the building AND a number for the apartment. Obviously you can't sign a rental contract for the entire building!!! Make sure you ask for the apartment number. A scammer may be reluctant to give you this. The address can be written in one of two ways:

    • Hauptstrasse 60/3 (Hauptrstrasse 60, apartment 3)

    • Hauptstrasse 60 Top 3

  • NEVER give money or your personal details/ID card photo before you have seen the apartment.

  • Be suspicious when WhatsApp or Messenger is used as the method of communication. Ask for a real Austrian (+43) telephone number.

  • Be sceptical when the renter is out of town and unable to meet you at the apartment: wouldn’t they find someone to stand in for them?

  • If you are not sure, please contact a member of the admin team: we can’t visit a property for/with you but we can give you a (non-expert) second opinion on the information you have been given.


The "Bestellerprinzip"

Since July 2023 it has been illegal for the landlord to pass the cost of their agents ("Provision"/commission) on to the tenant, either directly or indirectly. This is known as the "Bestellerprinzip" or purchaser principle. If a charge for "Provision" is requested, consider it a red flag.

Of course, if you have engaged an agent to help you find accommodation, then you will need to pay their commission.

It's probably worth adding that not all accommodation allows you to register with a Meldezettel especially touristic accommodation (e.g. Airbnb). It's worth checking with the landlord that they allow this, otherwise it may cause you issues with Residence Permits.
